How to prepare a house for sale after an estate cleanout

Short answer: After the cleanout, the house usually needs to be broom-swept, secured, and kept safe and insured, with utilities on for showings. Decide with the executor and an agent whether to sell as-is or make repairs. Document the condition, keep records, and confirm legal authority before listing.

After the cleanout

  • Broom-swept and trash removed.
  • Locks checked and keys accounted for.
  • Utilities on at a safe level for showings and inspection.
  • Photos of the condition.

Small repairs or as-is?

Some families repair, some sell as-is. Ask a trusted agent what buyers in the area expect and what each choice may cost in time and money.

Curb appeal

Mow, clear the entry, and remove signs of vacancy. Vacant houses can attract problems.

Before listing

  • Confirm the executor has legal authority to sell.
  • Ask about an appraisal.
  • Gather the property tax statement and any loan information.
  • Ask the agent about required disclosures.

Choose professionals carefully

Ask for references, compare more than one option, and be cautious of anyone who pressures you. No payment is requested or offered in exchange for referrals.
